02 · How it works

One calendar for every county the portfolio touches.

  • Appeal files labeled by county
    Step 1

    Portfolio review

Every parcel, every county, this year’s notices against last year’s values.

  • A property record card and plat map on a desk
    Step 2

    Valuation analysis

Income, cost and uniformity, using the county’s own assessments of comparable property.

  • An advisor walking up county government steps
    Step 3

    Filing in every county

In the form each county accepts, before its deadline, confirmation on file.

  • A county Board of Equalization hearing room
    Step 4

    Negotiation and hearing

The assessor first, then the board or a hearing officer. We appear; you get the decision. This is where our relationships set us apart.

  • Route one

    Board of Equalization

Three local citizens, run by the Clerk of Superior Court. The default.

  • Route two

    Hearing officer

For non-homestead property over $500,000. Often the better forum for larger assets.

  • Route three

    Arbitration and beyond

Arbitration needs a certified appraisal. Superior Court is available under a separate engagement.
